Landlord and Tenant Responsibilities for Repair

Unless otherwise stated within a reasonable and fair tenancy term in a signed tenancy agreement, the responsibility for repairs between a Landlord and Tenant are as follows.
A landlord is responsible for repairs to
  • the exterior of the property – including paintwork
  • the structure of the property – including drains, gutters and pipes
  • all water, gas, electricity, heating and sanitation systems
  • all fixtures and furnishings they have provided
  • any appliances they have provided
Some tenants may want to replace a landlord’s furniture or appliances with their own. The landlord should keep a written record of what has been agreed and update their inventory. This will clarify which items must remain in the property at the end of the tenancy. 
Tenants are responsible for ensuring all items on the inventory are still in the property at the end of the tenancy.  Tenants are also responsible for repairing their own furnishings and appliances.
A Tenant is responsible for
  • report disrepair to the landlord
  • taking proper care of the property
  • getting the landlords permission before making changes
  • repairing any damage they (or their guests) cause
