Landlords Tenancy Information Notice

The landlord must provide a Tenancy Information Notice to the tenant within 28 days of granting the tenancy and it must be free of charge.

A tenancy information notice must contain specific information including the: 
  • tenant's name(s)
  • rental property address
  • landlord's name, address, email address and phone number
  • name, address and phone number of the letting agent (if any)
  • amount of rent and rates the tenant must pay
  • period covered by each rent payment
  • amount and purpose of any other payment (for example, utilities)
  • date the tenancy starts
A tenancy information notice is an important document which provides the landlord and tenant with information on their respective rights and responsibilities. It can help to minimise disputes, as information, such as the rent payable, deposit details, duration of tenancy, responsibility for repairs and notice of termination are given in writing. The notice also provides tenants with the landlord’s (and, if appropriate, agent’s) contact information.

It is an offence for a landlord to rent out their property without providing a Tenancy Information Notice when required.

This can result in a Fixed Penalty Notice of £500 or a fine up to £2500 in Court for non-payment of the Fixed Penalty Notice.
